The brown stripe in your lawn is a sprinkler problem.

We repair residential irrigation systems and install low-voltage landscape lighting across Sarasota, Osprey, Nokomis, Venice, Siesta Key and Longboat Key. Existing systems, mostly — heads that won't pop, zones that won't fire, valves that stick open, and lighting runs the mowing crew cut through last season.

01 — Why homeowners call us

A local route, a registered company, and a price agreed before we dig.

We are the company that shows up and does the work. We are not a booking service, a lead broker, or a listing that hands your address to somebody else — the truck, the parts and the invoice all come from this LLC.

Registered in Florida

REVIVE IRRIGATION AND LANDSCAPE LIGHTING LLC is an active Florida limited liability company, SunBiz Document # L21000398971. Anyone can pull that filing on the Florida Division of Corporations website and match it to the address and name on this page.

Repair and service scope

Our work is service, repair and maintenance on systems that already exist, plus low-voltage lighting running at 12 volts off a transformer. When a job actually needs a brand-new system permitted from scratch, that belongs to a licensed irrigation contractor and we hand it off instead of taking it.

Written price first

You get the number before the shovel comes off the truck. No trip surcharge added at the end, no recurring plan billed to a card, no "diagnostic fee" that appears on the invoice and not in the quote.

One county, one route

We stay inside Sarasota County. That is why we can usually be at a dead zone within two business days instead of two weeks, and why the same tech tends to come back the next season.

02 — Services & pricing

What we work on, and what it costs.

Ranges below are what these jobs actually bill at in Sarasota. Final price is confirmed in writing after we run the zones and see the system.

🔍

System inspection & tune-up

We run every zone from the controller and walk the yard while it's wet — looking for heads spraying the driveway, sunken heads, misted nozzles and pressure loss.

$89 – $145By zone count
💦

Head & nozzle replacement

Sprays and rotors that no longer pop, or that throw water on the sidewalk. Nozzle changes to even out coverage across a zone.

$12 – $28Per head, installed
🔧

Valve & solenoid repair

A zone that won't shut off is almost always a diaphragm; a zone that won't start is usually a solenoid or a cut wire, not the valve body.

$95 – $185Per valve
⏱️

Controller & rain sensor

Timer replacement and programming, plus rain-sensor installs that keep the system from running through an August afternoon storm.

$185 – $350Controller, installed · sensor from $85
📡

Wire tracing & dead zones

When a zone is dead and the valve tests fine, we locate the break with a wire locator rather than trenching the yard looking for it.

$110 – $220Locate & splice
💡

Low-voltage landscape lighting

Path lights, up-lights on palms and live oaks, well lights, transformer and timer work, and re-burying runs the lawn crew sliced.

$95 – $140Per installed LED fixture

Estimates are free inside our service area and are given in writing before any work starts. We take payment when the job is finished — never in advance, and we do not keep a card on file for automatic renewals.

03 — Questions we get every week

Straight answers before you book.

Q. Do you need a contractor license for this?

For what we do, the honest answer is that it depends on the job — which is why we keep our scope where it belongs. Repair, replacement and maintenance on an existing irrigation system, plus landscape lighting at 12 volts off a transformer, is the work we take. New system installation that has to be permitted is a licensed irrigation contractor's job, and we refer that out rather than pretending otherwise. If you are being quoted a new system, ask whoever quotes it for their license number.

Q. One zone is dead. Is that expensive?

Usually not. Nine times out of ten it is a solenoid or a wire nicked by an edger, and it lands between $95 and $220 including the locate. It only gets expensive when a lateral line is cracked underground and the yard has to be opened up.

Q. Can you work on a system you didn't install?

That is most of what we do. Sarasota has a lot of systems put in fifteen and twenty years ago by companies that are long gone. Mixed brands and hand-spliced wire don't bother us.

Q. Will my lighting stop working when it rains?

It shouldn't. Low-voltage LED fixtures and transformers are rated for outdoor use; what actually fails is a splice that was twisted instead of gel-capped. We re-do those with waterproof connectors when we find them.

Q. Do you bill monthly or lock me into a plan?

No. Every job is quoted and paid on its own. There is no subscription, no auto-renew and no card kept on file. Seasonal customers call us when they want us.

Q. How far do you travel?

Sarasota proper, Osprey, Nokomis, Venice, Siesta Key and Longboat Key. We don't send a truck outside Sarasota County — routing it honestly doesn't work.
